Port Lewes is a community of condominium townhomes overlooking the Delaware Bay in the charming and historic town of Lewes, Delaware. Closer to the metropolitan areas of Wilmington, Washington, and Baltimore than Ocean City or Rehoboth Beach. 


Port Lewes reflects the nature of Southern Delaware.  Port Lewes includes a protected harbor, tennis courts, a swimming pool, beach, and fishing pier; all only 1/8 of a mile from the quiet, uncrowded beach on the Delaware Bay and within walking distance of the Atlantic Ocean or downtown Lewes and Lewes Beach. The adjacent State Park ensures the privacy and untouched natural beauty of the surrounding land.

There are excellent sailing conditions, beaches for swimming, surf fishing, sunbathing, crabbing, and fishing, as well as miles of dunes and beaches at nearby Cape Henlopen State Park. Lewes and the surrounding area offer something for everyone. The area is perfect for hiking, biking, golfing, and horseback riding. There are scenic nature walks and an abundance of historic sightseeing is available.

Port Lewes offers many ways for our owners and their guests to enjoy themselves. You will find a protected harbor, tennis courts, a swimming pool, beach, and private fishing pier. To learn more about each of Port Lewes' recreational offerings, please look below: 

Beach

Our Port Lewes beach is protected by the Harbor of Refuge breakwaters. This ensures a family... and child... friendly beach. From sunrise to sunset, the beach is excellent for swimming, walking, kayaking, sunning, and dolphin watching.

Port Lewes observes the Beach Rules as defined by the City of Lewes, Delaware: 
• No one allowed on beach from midnight to 6 a.m.
• No dogs on beach from 8 a.m. to 6:30 p.m. from May 1 to Sept. 30.
• No alcoholic beverages, glass containers or open fires on beach.
• No smoking on the beach
• No sleeping on beach from 11 p.m. to 7 a.m.
• No horses, boats, fishing or crabbing in restricted area -- 300 feet offshore, 100 feet west of Savannah Road to  500 feet west of westerly property line of Pilot Point

Pool

Pool hours: Pool usage is permitted only during the Open Hours of 10:00 AM to 7:00 PM daily.

The Port Lewes Pool is located in the center of the property. It is available only to owners, and their guests. A Port Lewes Recreation Pass must be displayed for any group at the pool.  There is no lifeguard – swimming is at your own risk.  All children 14 and under must be accompanied by an adult.

To ensure everyone's safety and enjoyment, please observe:

NO:
• Alcoholic beverages, food or glass containers
• Smoking or Vaping
• Rough play
• Running or Cannonballs
• Children under the age of 14, without an adult
• Pets in, or around the pool
• Ball playing
• Oversized floatation devices
• ONLY toilet-trained children are permitted in the adult pool.

When the pool gate is locked, no one is permitted inside the pool area. Any Unit Owners, Guests, Renters or Visitors inside the pool area at that time, will be considered to be Trespassing and the Police will be called immediately.

Tennis and Pickleball

The Port Lewes tennis & pickleball courts are located on the west side of the property toward Cape Henlopen Drive. The courts are available only for owners and their guests.  A Port Lewes Recreation pass must be displayed for groups playing on the courts.
Hours of play are : 8:00 AM to sunset.

To ensure the courts are available for tennis or pickleball, please observe the following:
NO:
• Dogs
• Skateboards
• Bicycles
• Rollerblades
• Ball Playing
• Tennis or Pickleball League Play

Fishing Pier Rules & Information

1. The Port Lewes Fishing Pier is PRIVATE. It is NOT OPEN to the Public. It is for the private use of Port Lewes  residents and guests.
2. Individuals fishing from the Port Lewes pier must display a Port Lewes Recreation pass.
3. All individuals fishing from the pier must follow the guidelines of the Department of Natural Resources  and Environmental Control. 
4. Strict licensing requirements, as well as, minimum size and creel limits are determined each year and are  subject to change. 
5. Because of pier fire hazard, NO SMOKING ON THE PIER.
6. All bait must be cleaned at the designated area near the end of the pier. 
7. DO NOT clean bait on any of the benches. 
8. Trash should be deposited in the container at the entrance of the pier. Bikes and skateboards are not  permitted on the pier.
9. Common courtesy should be shown to people fishing and those just “enjoying the view”.
10. No parking in front of pier - for loading and unloading only.
11. Because of hidden hazards, no jumping or diving from the pier.

Delaware requires anglers to have a fishing license for both fresh and tidal waters, while the license will also be valid for recreational crabbing and clamming. Each holder of a fishing license must display the license on an outer garment while fishing.  The licenses and regulations may be obtained at local tackle shops or by visiting www.dnrec.delaware.gov.  Any angler, who is 16 or older but less than 65, is required to have a Delaware fishing license.

Port Lewes General Rules

 

PORT LEWES is a condominium of 120 units whose owners are proud of our community and strongly desire to preserve its attractive appearance.  To keep it a pleasant place for recreation for us, you and those who follow, please observe the following rules which apply to all owners, guests, and renters:

UNIT CAPACITY – A City of Lewes ordinance restricts unit capacity to 6 - 8 persons only.
 
CAR PARKING & ELECTRIC VEHICLE CHARGING

• Extra cars are to be parked in the overflow parking areas only.  Large boats, campers, etc. may be parked temporarily in the overflow parking, with prior approval by the Resident Manager.
Vehicles parked in “NO PARKING or FIRE ZONES” are subject to towing at vehicle owner’s expense.  Temporary exceptions may be allowed with permission of Resident Manager. 
Electric Vehicles must only be charged from approved Unit EV charging plugs.  Charging from household extension cords over a deck railing or from inside the unit is prohibited and will be reported to the Fire Department as a fire hazard.

DECKS
• Railings and stairs are to remain clear of draped towels, and any forms of decoration (ex. bird feeders, chimes, party lights, planters). 
• Covered grills that are gas-fired only may be placed on decks. Charcoal grills may be used, but only if placed on the ground.

BOATS
• Only small boats, that can be manually launched, are allowed on the beach area.  
• Landing or launching of JET SKIS from our beach is PROHIBITED. 
• Storage of small boats (under 15 ft.) is permitted under the rear deck or in the carport area if on a trailer. They must not extend beyond the above deck drip line.
• NO boats may be left on the beach or dune overnight.  All boats must be labeled with the Unit Number if in the overnight storage area behind Units 108 & 109.
• A public launch ramp for larger boats is available at the end of Pilottown Road in Lewes.

POOL
THERE IS NO LIFEGUARD
.  Everyone in the pool swims at their own risk.
• Adults must accompany children under 14 at all times.
• The gate is self-locking to prevent small children from wandering in.  The gate must NEVER be propped open.
• Anyone present within the pool area when the gates are locked will be considered Trespassers and the police will be called.
NO SMOKING ON BEACH – A City of Lewes ordinance PROHIBITS SMOKING on all City Beaches, including the Port Lewes beach.  

PETS
• Pets are allowed only with Unit Owner’s written consent.  A City of Lewes ordinance provides that all dogs must be leashed when outside, including Port Lewes property.
• Use the “Doggie Trail” to the left of the pier or the area on the eastern property adjacent to Cape Shores.  Dog owners are expected to remove their dog’s excrement from our Community Grounds. 
• Delaware State Law and Lewes City ordinances PROHIBIT dogs on swimming and sunbathing beaches from 8:00 AM to 6:30 PM, May 1 through September 30. 

BICYCLES, SKATEBOARDS, etc. are restricted to paved roadways and may not be used on the pavilion, pier, or tennis courts.

TRASH
Garbage collection (in green City of Lewes trash cart) is early Monday (all year) and Friday (July through Labor Day) if cart has "2024" sticker label on top & sides. 
Recycled trash (in blue/yellow topped City of Lewes trash cart) is picked up every Tuesday.
• Place all trash carts beyond the unit carport deck support post for pickup.
